Punggol is Singapore's youngest HDB town, and the one I know best. Most of my closed transactions are here, and I track its prices block by block. Because almost every flat in Punggol was built after 2000, buyers get some of the longest remaining leases in the resale market, and sellers face a market unlike anywhere else: thousands of nearly-identical flats reaching their 5-year MOP at the same time. That makes pricing strategy matter more in Punggol than in any mature estate.
