Because almost every flat in Punggol was built after 2000, buyers get some of the longest remaining leases in the resale market, and sellers face a market unlike anywhere else: thousands of nearly-identical flats reaching their 5-year MOP at the same time. That makes pricing strategy matter more in Punggol than in any mature estate.

Is Punggol a good place to buy an HDB flat?
If you value lease length and new infrastructure, yes. The current MOP supply wave also gives buyers real negotiating room. Several of my recent Punggol purchases closed at zero COV. The right block matters though: LRT station, waterway frontage and Digital District proximity all move the price.
How long does it take to sell an HDB flat in Punggol?
Priced correctly against the MOP-wave competition, 2–4 weeks is realistic. My Punggol record includes a flat sold in one viewing. Price against last year's benchmarks instead of this month's, though, and a listing can sit for months.
Should I sell my Punggol flat now or wait?
