HDB resale prices down 0.2% in Q3 flash estimate

The flash estimate points to a 0.2% fall in HDB resale prices in Q3 2026, the third consecutive quarterly decline. This is an early estimate, not the final quarterly release. For your own purchase or sale, compare similar flats and their condition rather than applying the headline change directly.

More automation planned for BTO construction from 2027

HDB plans to introduce smart passenger and material hoists at about half of BTO sites tendered from 2027, and expand trials of floor-screeding robots to at least four more projects. These are planned construction improvements, rather than a change to the completion date of every existing project.

The corresponding ceiling for eligible singles aged 35 and above buying a subsidised flat or taking an HDB loan rises to S$8,000.

The next sales exercise has moved from October to November. HDB plans to offer about 7,960 flats across Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun, including Community Care Apartments in Toa Payoh. Buyers need a valid HFE letter when applying.

15-month wait removed for certain private-property owners

Private-property owners and former owners no longer face the 15-month wait when buying a non-subsidised HDB resale flat without an HDB loan. An HFE letter is still required. The separate 30-month wait for subsidised purchases or an HDB loan remains, so the financing route matters.

Resale market

HDB resale prices fell 0.3% in Q2 2026

HDB’s resale price index declined 0.3% in the second quarter, following a 0.1% fall in the first quarter. This is a market-wide measure: the price of an individual flat still depends on its location, remaining lease, condition and comparable transactions.
